Personal acquaintance and wish list
We come around for a personal acquaintance and an inventory of the specific wishes such as location, number of square meters, number of rooms, outside space, type of building and maintenance. Also, we discuss whether a mortgage is desired, and we can advise on the choice of a financial advisor.
Daily we send an overview from our NVM exchange system including newly offered houses that meet these specific requirements. Subsequently, we schedule viewings for houses that are interesting and we will be present at these viewings.
Prior to the purchase of the house, we conduct extensive research on the legal, technical, and financial aspects and we prepare a complete dossier.
Valuation and purchase advice
As NVM-real estate agent we both have the experience as the tools and have access to the most up-to-date market information that is accessible exclusively for mebers. With this information we can better assess the expected sales revenue of a house then a non NVM-real estate agent. This way we can determine a realistic and adequate sales strategy. Also, we advise on the legal, technical, and financial aspects such as maintenance, potential shortcomings, leasehold conditions, and status of the owner’s association.
Purchase strategy, biddings, and negotiations
Our goal is to purchase the house successfully under the best conditions. During the purchase process we will decide together how the process and strategy exactly evolve, for example bidding, closed bidding, negotiation, and delivery date.
Purchase agreement, inspection, and delivery
We advise on the choice of notary and schedule appointments with this notary for signing the purchase agreement and the deed of delivery. Prior to signing we assess these deeds. On the delivery day we carry out the inspection of the house. During the entire process we monitor the important dates and conditions.
